No hot water is a diagnosis, not a death sentence

Most water heater failures are one part: a thermocouple that lets the pilot go out, a heating element, a thermostat that will not switch, a relief valve weeping, sediment that makes the tank bang and kettle. Each is a repair on a unit that otherwise has years left.

The technician's job is to find which one it is, fix it the same day where the part allows, and tell you honestly when the tank has reached the point where a repair is money better spent on a replacement.

What water heater repair includes

Valves, elements, venting and controls, diagnosed and repaired.

  • Diagnosis of no hot water, not enough hot water and inconsistent temperature
  • Thermocouple, pilot, igniter, element and thermostat replacement
  • Relief valve, drain valve and expansion tank repair
  • Tank flushing and deliming to remove the sediment behind noise and lost capacity

What the appointment looks like

  1. Describe the symptom

No hot water, lukewarm water, a pilot that keeps going out, noise or a leak. Each narrows the fault.

  2. Diagnosis and a price

The technician finds the failed part and quotes the repair before doing it, along with a straight view on the unit's remaining life.

  3. The repair

The part is replaced, the tank flushed if sediment is the cause, and the venting and controls checked.

  4. Hot water restored

The unit is fired, brought up to temperature and checked before we leave.

Three situations cover most calls

Water heater repairs come in three sizes.

  • A control or ignition part

A thermocouple, igniter, thermostat or element replaced, hot water back the same visit.

  • A valve or a flush

A weeping relief valve or a tank full of sediment, corrected so the unit runs quietly and to capacity.

  • A unit not worth repairing

A leaking tank or a heater past its life: you hear that, and get a replacement quote instead.

When to call for water heater repair

  • No hot water, or not enough
  • A pilot light that keeps going out
  • Banging, rumbling or kettling from the tank
  • Water that is too hot or too cold regardless of the setting
  • A drip from the relief valve or the drain valve
  • Rust-colored hot water
